The download package for v12 does not include the documentation anymore, it only contains Messages folder but no guides.
With V12, Documentation is no longer released as part of the AE deliverable, but as unique lifecycle entity.
the only way to get the documetion is to download it seperately at downloads.automic.com or use the online documentation at docs.automic.com
